At HELP USA, we take great pride in providing our residents with
a clean and well-maintained living space. We can only do this with
a great maintenance team. As Maintenance Supervisor, youll oversee
maintenance for one of our permanent housing communities, ensuring
that all work is completed in a timely manner according to
operating and safety standards and that all areas are Neat, Clean,
and Working at all times. Youll supervise the on-site maintenance
team, coordinate with and oversee vendors, manage projects, and
ensure compliance with the maintenance budget.
Specific responsibilities will include:
Partnering with Property Manager and other team members to
ensure efficient operation of the community, control expenses, and
improve resident satisfaction.
Diagnosing and repairing problems such as HVAC, boilers,
electrical, plumbing, major appliances, carpentry, emergency
systems, flooring, masonry, painting, waste management systems,
Assigning and managing work orders, turns, requests for
maintenance and repairs, preventive maintenance, recurring tasks,
Overseeing all purchasing activities for the community including
inventory management, competitive bidding for goods and services,
purchase order creation and approval, and invoice review and
Coordinating with Property Manager for monthly financial reviews
including budget variance reporting and expense analysis to
identify opportunities for cost savings and efficiencies.
Managing all customer service requests, including prioritization
and delegation to assigned staff, and analyzing service request
Managing apartment turnover by quickly assessing damage to
apartments by departing residents and scheduling maintenance to
quickly return vacant units to rent-ready status and minimize
Overseeing work done by external vendors, including developing
contract scopes of work, qualifying vendors, and reviewing
- Manage state and local code compliance issues including annual
inspections, tests, certifications, permits, documentation,
Two to three years multi-family property management and/or other
building maintenance management experience, including supervisory
Three to Five years experience in the maintenance/building
trades (electrical, plumbing, HVAC, boilers, carpentry, sheetrock,
High School Diploma or equivalent preferred
CFC refrigerant transition and recovery 609 Certification.
Valid US Drivers license.
Other licenses and certifications as required by state or local
jurisdictions must be obtained within 90 days of employment, if not
- Computer literacy, particularly with Microsoft Office
applications (Word, Excel, Outlook, PowerPoint) and purchasing
software (ideally Yardi).
